A workshop you can start work in, on a lease most operators would take on its own
This is a fitted 455m2 light-industrial workshop in the Moreton Bay region, north of Brisbane, offered with its plant in place. It is not a start-up fit-out and it is not an empty shed. The power is in, the air is piped, the machinery is installed and running, the office is built, and the shop has been working out of these premises for years.
THE LEASE IS THE PART WORTH READING FIRST
Most fitted workshops are let on terms that make the fit-out a risk. This one is the other way round.
Tenure if you want it. The current term runs to 31 October 2028 and carries two further options of five years each, which takes it to 2038. Reviews through the current term are fixed at 3%, with market reviews only at each option, so the cost of occupancy is known well in advance rather than guessed at.
An exit if you do not. The lease allows the tenant to terminate on sixty days’ notice, without penalty. That is unusual on a term of this length, and it means a new operator is not committing capital behind a door that will not open again.
Very little money down. Security under the lease is one month’s rent, rather than the bank guarantee of several months’ rent that commonly ties cash up before a business has invoiced anything.
Taken together: long tenure available, a clean way out, and minimal cash tied up at the front. Assignment is subject to the landlord’s consent in the ordinary way, and we would look to assign the existing lease rather than write a new one, so the options carry across intact.

– 60-tonne press brake and 8ft mechanical guillotine
– 45-tonne ironworker, punch and shear
– Gap-bed lathe, 320 x 1000mm
– Mill and drill
– Box and pan folder, 2500mm x 2mm
– Pipe and tube bender, with dies and adaptors
– Sheet-metal rolls, 1250mm
– Bar bender and bending vice, hand shear, linisher, bench grinder
– Three-phase TIG and single-phase MIG welders, oxy-acetylene set, cold saw
– Sand blaster and blast cabinet
– Pantograph engraving machine for compliance and identification plates
– Heavy-duty welded steel fabrication benches, installed steel racking and shelving
– The tooling holding that goes with a shop of this age
Raw materials, consumables and fasteners on the floor are included. Gas bottles are rented and are not. A forklift is available separately at valuation.
This is the principal plant rather than an inventory, and it understates what is there. A workshop running for years accumulates jigs, fixtures, clamps, lamps, bench and hand tooling and consumable stock that never reaches a schedule. It is a shop worth walking through rather than reading about.
WHAT IT WOULD SUIT
Vehicle fabrication of most kinds. Four-wheel drive fit-out – bull bars, trays, canopies, drawer systems, long-range tanks. Restoration and custom work on older and vintage vehicles. Sports and competition work, including roll cages and chassis fabrication. Light commercial and van fit-out. Anything that needs a hoist, a welder and the ability to fold, roll, punch and bend steel in the same building.
Or general fabrication, with no vehicle work at all. Take the hoists out of the picture and what remains is a well-equipped steel and sheet-metal shop: press brake, guillotine, ironworker, folder, rolls, lathe and mill, three-phase welding, and the benches and racking to work off. Architectural and balustrade work, stainless and food-grade fabrication, gates and fencing, tanks and enclosures, machinery guarding, general jobbing – the shop does not care what the work is.
Or as a second site. For an established fabricator, this is a fitted base north of Brisbane without the twelve to eighteen months and the capital it usually takes to stand one up.
WHAT IT WOULD COST TO BUILD INSTEAD
New and installed, an equivalent shop is close to $175,000. That is the plant on this schedule, item by item, at what modern equivalents cost to buy and put in.
Plant and Equipment may be second hand but its working and in place. Already , wired, piped and running, on a lease you can hand back on sixty days’ notice.
THE PRICE
$88,000 plus GST. That is for the plant as it stands, installed and running, the raw materials and consumables on the floor included, with the lease assigned to you. Gas bottles are rented and are not included. GST applies as it does on any sale of plant and equipment, and a registered buyer claims it back.
Set against it: new and installed the same plant is close to $175,000. A forklift is available separately at valuation if you wanted one.
